Summer Is Over And Time For A Vocation! (2010/09/10)

Over 40? Vocation starts now!

Well, the summer is finally over, and kids are ready to go back to school. For adults, especially those over 40, this time associates with extra anxiety. Perhaps, you have spent the summer avoiding the most important question you must answer. That's it. It is time to answer. What work must emerge through you now? The difficult economy might influence you to settle for just any job to pay the bills. However, don't settle for any job just for the money, this will be a big mistake. First, take the time to become more self-aware and understand what type of life you want to live for the next half of your journey.

You can recreate a new beginning

Despite any bills and money concerns you CAN recreate a second half of your life which works better for you. Once you decide what you really want to do, don't stray from this path.

If you are living month to month then at least get a job or better yet 2 or 3 part-time jobs that are in the area of your passions. For example let's say you love music but need to make $75,000 a year and you haven't figured out a way to make this in the music industry. For your all life you have been a customer service manager in retail. Your expenses are$ 5,000 a month and you are quickly running out of money. You need something fast. You are tempted to apply for what you have always done customer service in a large retail chain that will probably pay you close to what you need. Only one problem, you don't like the work and feel like you are wasting your life. You feel you need the job because if you run out of money you will lose your apartment and have no place to go! What should you do?

Don't take the job!

At least not until you have a plan to get you working for the rest of your life around music.

First be clear as to where you want to make a contribution. Make a list of what is most important to you. Align new goals now to what is most important. Define your own version of your perfect vocational day which you could live for the rest of your life. Now at least you will have a gap between where you are and where you want to go. Now, how can you close this gap? First can you produce a product or service now which you can sell which has something to do with music? Can you get 2 or even 3 part-time jobs working around music? What if all of this added up to $5,000 a month, wouldn't that be great?

Not sure where to start?

Where do your interests and abilities align which you are motivated right now to do? For example, you listed that you are good at selling, designing, working with people, and advertising. Your deep interests revolve around jazz, live music, piano, and teaching music (piano). Ok, a good start. Now think first what could you sell? Of course there are piano lessons but there are also things like advertising for music stores, musical productions and local theatres. Maybe you brand yourself as the Music Brand getting the musical word out as your tagline. You offer advertising and marketing for musicians as well as representing some local artists directly. You also decide to offer piano lessons two days a week and you take a job in a music retail store 10 hours a week. You decide to write and produce a guide for learning music. You sell this to your piano students.

Before long (it takes about 6 months to get this going) you are making between 2500 and 3500 a month but you see the potential for growth and you are happy!

You move!

You decide to move to a less expensive area. You are happy now and all of a sudden you feel attractive and good about yourself. You start to meet new people, and before long you meet someone special. You decide to move in together. Your partner works and all of a sudden you have a new support team and your overall expenses are less.

One day you wake up to a new life!

One morning you wake up and suddenly realize you are happy and have a new life! You are clearly not rich but you are getting by. Most of your days are filled with activities doing what you love. As a result, you continue to have new ideas about how to grow your opportunities. You wonder what your life would have been like if you had taken that customer service job a year ago JUST for the money.

You look back and reflect

You made better choices. You decided to be clear about which work needed to emerge through you now. You decided to no longer accept a mundane life. Despite the economy you decided that this was a good time to follow your heart. Well, you also made a few financial moves. You dumped your retirement which was against all solid financial advice because saving for retirement now seemed like a silly idea. Now you never plan to stop working. After all the ONLY people who retire are people who didn't love what they do. It was only $45,000 but it helped you get through the tough times. You moved to a less expensive area 5 hours away and saved over $1000.00 per month on expenses.You started going out more and soon met the new love of your life. You knew that this was the right person when you shared your dreams with this person. And he or she cheered you on!

This is the best time ever to have multiple streams of income

Fearful of the economy? Don't be. Figure out now what products and or services you can create and sell even if for one dollar. If you can sell one product or service for a dollar, you can sell many more products and services to more people at 2 dollars and so on. Look at part-time jobs as an alternative -- several of them! Only work for one full-time role if it closely aligns to your plan for passionate work and your vocation. If not you are making a commitment to unhappiness. I sometimes wish we could just lease ourselves to organizations for 1 year on a trial basis. Then like a car, at the end of the lease if we don't find joy in our work, we could leave if we choose and be paid back for wear and tear on the job! Until this time comes, you must take your job search into your own hands. This new push for job creation is silly.

I'd rather see a strategy to create meaningful work. This is what makes a society work well. For now you will have to take action yourself for an authentic life. Most of us today have money concerns. Seeking a stable full-time job in areas which you don't enjoy is risky.

Defining what you want and which work must emerge through you now is more important. With a vision of your own perfect vocational day you can begin to move towards designing a life which works better for you and soon everyone around you. You can do this and you deserve this now!

All Across the United States, entrepreneurs are talking about the self storage business. The word is out that investing in the mini storage business can be very profitable. And it’s not just the experienced investors that have their eye on the Self Storage Business prize. With lower building and management costs than virtually all other real estate investments and a failure rate of around 7 percent, the self storage industry is drawing first-time business owners and investors alike.

The advantages are obvious, easy start up, easy maintenance, low risk, but what's the catch? Can it really be that easy? There is no catch, but it does require work. An investment in the mini storage business has a lot of potential, but it is an investment and not a hobby. One needs to be prepared to devote time, resources and of course, capital to a self storage enterprise. So when you decide you're ready to commit to investing in an existing self storage facility, or developing one from the ground up, there are a few things to consider before moving forward:

MYTH: Build it and they will come.

Before you invest in the land or buildings you will need to do some research into the market in which you desire to buy or build. I also strongly suggest you hire an industry consultant to perform a feasibility study on the project to determine if the project will fly. Even if you have experience in real estate or the self storage industry, an unbiased opinion is invaluable when considering an acquisition or development project.

Location, location, location.

Those three words ring true for all facets of Real Estate Investing -- and Self Storage is no different. Many investors have tried to build on a piece of land they already own, or buy the lowest priced piece of land they could find in a given market - but you should never sacrifice a prime location for price. An ideal site is one that has a high traffic count and is highly visible.

Financing

The next aspect to consider is financing. Construction loans are dramatically different and at times can be a bit more difficult to navigate than other forms of permanent commercial real estate financing. Before meeting with your lender, one might want to do some phone work to learn more about the size and scope of loans they are able to make and if they make unique loans for Self Storage businesses.

Marketing

Advertising, staffing, and the day to day maintenance of your new self storage site should not be afterthoughts. In addition, a great deal of attention should be spent on developing a marketing plan. A simple listing in the yellow pages and a big sign out front won’t fill, or keep your storage units full. Finding Profits In a Down Turn Economy (2010/08/30)

Sharks hunt for prey by finding movement in the water or blood. In today's economy you can often find people mistakenly adopt a "shark" sales mentality. They feel they need to circle out there and surround customers by getting to them first. First smell of blood in the water and they go for it.

You can see this in the way traditional sales is set up for questioning. Think back to the last three sales calls you either gave or received. If you are like most of our clients, they describe an "awkward period" where questions were volleyed out left and right as the sales person tried to make a connection and to find out a need they could solve. During this process both parties sit back and warily circle each other. Much like the shark in the water.

It doesn't need to be that way. There is a way to sell and service clients that doesn't require the leery circling of each other. There is a way to become a trusted partner. It requires a different way of thinking, listening, and speaking though. You can't be transactional and just pound with questions. The prospect knows where you are going with this and they don't appreciate being the worm on the hook to lure the shark. Oh, wait, to them you are the shark!

There is another bad point to the pounding of questions- it has been proven that when clients become confused or upset, they choose to stay "status quo." That means even though you may have a better deal they will stay with their present deal or pain because it seems easier to them.

Your job is not to sell. Your job is to help them make a choice that will propel their company forward. This means you need to know how to build rapport, threadline your questions and facts, and focus the energy in the room by excavating in a whole new way.

Try this, write out the questions you usually ask clients. Then play Devil's Advocate. Change the product or service you are selling and then ask the questions out loud to yourself. Do they make you feel cornered, pressured, or dumb? Or do they focus on driving the customer to your solution versus digging to find out what their problem is? If so, you are asking attack "solution" questions. You want to ask ProbeQs(tm) that draw people in, give them control, and bring out their wisdom and insight at the same time they enlighten them.

Think of it this way, imagine you go to see a doctor about a heart problem. Would you want a doctor that had a treatment in mind and they just asked you questions to draw you toward doing that solution or would you prefer a doctor that listened, and then asked probing questions to first determine if you even have a heart problem before they even talked to you about a solution? So if we prefer, the second scenario, why do companies keep equipping their sales people with sales strategies that teach them how to find how their solution can fit a client but not the deeper pain that could lead to a lasting partnership? We just got a call the other day from a client that reduced their sales cycle by 70% by flipping to the Outcome Focus(r) Approach to Sales Excavation(tm). The best part she said was that she never felt like she was selling; she was just helping the client.

TAKE ACTION: Try changing your list to make it more inviting, intriguing and more centered on the clients problem, not your solution.

Think of the effort it takes to acquire a new customer, whether it’s from a cold call, a mail out you recently executed or simply a referral. A lot of effort goes into securing that new job, getting to know the new customer, understanding their needs, explaining your services & how you operate etc etc.

No business will succeed without acquiring new customers, but are you focusing enough on retaining your existing customers? If not, I have a few tips for you.

Existing customers are much easier to do business with – They know how you operate, they know what to expect and most importantly, you’ve dealt with them before so you know what they expect of you in return.

Stay in connect

Whether it’s a phone call out of the blue to simply “check in”, an email or a tweet - Let your past customers know you haven’t forgotten about them.

Become a resource

If you hear through the grapevine (or social media as it’s currently known) that a past client is looking for assistance or a referral and you know someone who might fit the bill, let them know about it.

Ask for feedback

Regularly throughout your working relationship ask for feedback on ways you can tailor your services to better suit your clients needs.

Reward loyalty

Keep learning

In order to improve communication with others you need to make sure you are always conveying that you respect them as a person. Sadly, I must say I often see this trait missing especially between employees and managers.

Here is a quick test that will help you know if you always convey that you respect the other person. Give yourself a point for all the ones you do consistently.

1.You bring pen and paper to meetings and take notes to show your interest and the importance of what is being said.

2.You respond to all phone calls and emails within 24 hours even if it is only to say you will not have an answer until later.

3.You sit up with your shoulders back, plant your feet firmly and make eye contact during meetings and discussions.

4.With management, you appropriately challenge ideas always looking at what can be done to improve things. You never challenge by saying things are "stupid," "won't work," or by rolling your eyes.

5.You realize that bottom line your job is to support upper management in reaching the company's vision. Therefore, you take it upon yourself to look at what you need from your manager in order to do your job better taking full responsibility for your job.

6.You do not interrupt while others are talking.

7.During arguments or heated discussions you repeat back what you think the other person said before you say your piece. That way you avoid misunderstandings or reading in to what the other person said.

8.Any disagreement you have with a person you take straight to him/her rather than gossip about it behind their back.

9.When listening to a person you make eye contact 70% of the time.

10.You believe that people are trying to do their best.

Score:

9-10 points You really try to make everyone you come in contact with feel valued. You are probably targeted as a leader and someone that people look up to.

7-8 points You will be respectful of those you feel deserve it but sometimes may be seen as not a team player. People may see you as "hot or cold."

6 or less You probably come off as a person with a "chip on their shoulder." People are more likely to take what you say negatively because they feel you don't respect them so they are not going to want to respect you. I recommend that you look at whether you are in the right workplace for you or if you need to find an environment where you can show a greater degree of respect for others. Life is too short not to be happy at work.

The Importance Of Driving Traffic (2010/08/16)

Once you have a fully functional lead generating system in place that is set up to collect names and email addresses, it's time to start sending visitors to that system. This is also called 'driving traffic'. Traffic is one (if not THE) of the most important pieces of your online business.

Think of it like this... If you have the best store in the world, with the best products in the world, and the friendliest workers in the world, but no one ever visits your store, then you are not going to be in business for long. The same goes for the online world. You have to be able to put your site in front of as many targeted people as possible.

There are many ways to drive traffic on the internet, and I'm not going to go over all of them in this article, but I will cover a few ways that I drive traffic to my sites everyday.

It is important to know that there are 2 kinds of traffic. Free and Paid. Free traffic is much slower, and usually (not always) less quality traffic, but either way, free is free. Paid traffic is typically higher quality and you can get much more of it much faster simply by paying for it.

A few examples of free traffic include articles marketing, forum marketing, social media marketing, video marketing, and blogging. Like I mentioned earlier, these all can be time consuming and slower to get the traffic, but if done properly (and consistently) will drive all the free traffic you will ever need.

A few examples of paid traffic are PPC (pay per click), co-registrations, and solo ads. These are much faster ways of getting traffic, but can get expensive (and not produce any results) if you don't know what you are doing.

The point of this article is not to get into the 'how-tos' of driving traffic... I have other trainings about that. This article is to simply stress the importance of learning how to drive traffic to your lead generating system; because the best system in the world does no good if nobody is being put into it. Think of the nicest hotel you have ever stayed in... Now think about what keeps that hotel in business. The PEOPLE do. No People = no money. In the online world, no website visitors = no money.

The bottom line is that it doesn't matter how you get your traffic, or even where you get your traffic, as long as you get it. Many people fail to realize that making money online really boils down to two things... Traffic and Conversion. They are both equally as important, and not to be overlooked.

Using Time Wisely When Writing Articles (2010/07/26)

Writing articles can actually take a good amount of time when you combine all the necessary preparations along with the writing process itself. In fact it is not unusual to begin monitoring the time you invest in this process which can than lead to writer's block. The more time you realize you spent the more frustrated you become and this disrupts your flow of thoughts adding even more time to the writing process. Is there a way to write articles but avoid the various 'barriers' that are bound to occur that lead to more frustration and time spent in the process?

Here are 5 tips on writing articles which help to break down the process allowing you to consistently make progress thereby minimizing any wasted time.

Pull Your Thought Together - Stop

Take the time preferably away from your computer and brainstorm some ideas to determine what you want to write about. As ideas come to mind jot them down and continue to brainstorm different ideas. To start yourself off think about something you have recently completed successfully or perhaps something you want to learn more about. Make sure these ideas are relevant to what your niche is or what you are promoting.

Determine Your Direction - On Paper

Also complete this step away from the computer screen. The change of scenery and the lack of pressure you put on yourself sitting at the keyboard will allow your 'creative' juices to flow more easily. Let's face it how much inspiration will you get staring at the same keyboard?

Look at the topics you have already listed and determine what it is you want to discuss about them or what point you want to make. At this point jot down the thoughts you have come up with and begin to rough out an outline to your article.

Establish Your Train of Thought

Now that you have established a rough outline your article is beginning to take shape. Make notes in your outline about what points you want to make under each section. Jot down any other ideas that may come to mind in the appropriate section of the outline so that when you actually start the writing process it will flow easily.

Get to Work

Let the writing process begin! Using your notes you can now quickly begin to write knowing in advance what your topics are and what direction you intend to take them. As your fingers 'fly' across the keyboards you have your note to refer back on to refresh your memory and keep you 'moving' forward.

Address Writer's Block IMMEDIATELY

When this occurs, and it will, review what you have written to see if this does not put you back on track. If need be leave your work station for a 'thinking' break to help establish your train of thought once again. If all else fails go take on any other task that needs to be completed so that you are at least accomplishing something. By doing this it will help relieve the pressure building within you from the frustrations of making little or no progress.

Writer's block is something that can and will occur on occasion no matter how well prepared you may be. The key is to not let the frustration of it build in you since this will only make matters worse.

Writing articles involves much more than simply just sitting down and tapping away on your keyboard. When you consider how long the writing process takes you need to also factor in the necessary preparation. Another consideration of course is the occasional bout of writer's block that affects just about anybody who writes articles. The 3 tips on writing that were reviewed here address these factors or more appropriately their causes. By following these suggestions you are better able streamline the entire process and maximize your productivity. It boils down to not allowing needless disruptions to keep you idle when you could be more productive doing something else.

Copywriting Makeover: Local Vet Increases Business via the Web (2010/07/23)

After working for several years for a prominent, local veterinary practice that had multiple branches, Dr. Wendi Lily-Bare decided it was time to go out on her own. She arranged to purchase one of the smaller clinics which would allow her to keep the existing business name and equipment. However, the current website was not included in the bargain.

With an understanding of how important a high-ranking website is to a local, small business, Dr. Lily-Bare quickly began making plans for the creation of her online presence. Those plans included the use of copy (text) that connected emotionally with her site visitors and clearly showed them why they should choose Pet Friends over all the other available veterinary clinics in town.

Researching the Best Options for Keyphrases

As is the case with all search engine optimization (SEO) copywriting, the first step in the process of creating the Pet Friends site was to research the best keyphrases for use in the copy and tags.

These same keyphrases would also be used in developing the clinic's local Google listing. This would allow Dr. Lily-Bare's site to potentially come up in the "Local Business Results" section of Google whenever someone typed in a keyphrase related to one of her pages.

Being a local business in a relatively small town, we decided to work with general veterinary-related terms and attach what's referred to as a "geo-modifier" to them. (Local businesses must include their specific location in order to weed out prospects that are outside their service area.)

Basically, we looked for keyphrases such as "veterinarian" or "veterinary clinic" and added the exact locale which, in this case, was Northeast Columbia, South Carolina. After compiling a list of good phrase candidates, we divided them up among the site pages.

Hook Prospects Right from the Start

While many people believe writing copy only applies to the individual web pages, there is actually another step that is just as important. Writing the title and description tags for each page is vital in securing that initial click.

What happens when you go to Google or another engine and conduct a search? You're provided with a whole page full of possible websites that might meet your needs. How do you decide which ones to click? By reading the title and description of each site on the page.

Vets that have title tags which are bland (such as Veterinary Services, Vet in Baltimore, Pet Urgent Care) don't do themselves any favors. There are ways to include keyphrases and still make a connection with your prospects. For instance, Pet Friends' Home page title tag reads:

Because They're Family | Veterinary Clinic | Northeast Columbia, South Carolina (SC)

A keyphrase is there. The location is there. And there was still room for an emotional tweak at the beginning which helps to capture the attention of searchers. After all, if you can't get them to click your title tag, it won't matter much what you say on your Home page, will it?

Writing the Copy

If you've ever shopped at Walmart for toothpaste, you're sure to understand the frustration of most online searchers. On the toothpaste aisle, you see dozens of choices. All clean your teeth. All freshen your breath. If you rule out the specialty toothpaste products (such as those for sensitive teeth or with extra whitening power that cost $8.00 a tube), then that leaves many left over. How do you choose?

The same dilemma applies when searching for a local vet. Go to most vet websites and you'll find they talk about themselves instead of to the site visitors, they don't give a clear reason to choose them over all the other vets, and they have no special features/services. Remove all the specialists and you've got a whole list of "just vets" to select from. How are you supposed to make an intelligent choice?

When it comes to toothpaste, most people default to a mindset of "they are all the same." Unfortunately, most pet owners do likewise when searching for a new vet. We set out to make sure Pet Friends' site visitors knew they were different.

The Home page headline set the tone: "Because They're More Than Pets. They're Family." Rather than babbling on with company-focused copy, we shot an arrow into the heart of every pet-owning site visitor that landed on the Home page. Rather than displaying the same old list of standard services that every other vet had on their Home page, we played on the fact that pets are family members in every sense of the word. The copy clearly relayed a message that Pet Friends’ staff members were all pet owners and pet lovers who saw your cat or dog in a very "human" light.

The Results

Because this was a brand-new site, there was no benchmark for comparison. Nonetheless, measuring results wasn't hard since they came so quickly and were so obvious.

Within days of launching the new copy, Pet Friends' site had worked its way up to top 20 rankings for many search terms. Within a couple of weeks, at least half of the terms ranked in the top 10.

Now, several months after launch, Pet Friends' site has page-one rankings for all but two of their 18 preferred keyphrases.

According to Dr. Lily-Bare, "We write on every new patient's chart how they found out about us. I always check when I'm looking over their chart. We've gotten a lot of new patients from people who have found us through Google and other search engines. It's an excellent way to advertise that continues to pay off month after month."

3 Ways to Stop Wasting Time With Affiliate Marketing Sales (2010/07/21)

Let's talk about three things you can do to make some sales and help avoid wasting your time doing affiliate marketing.

1. Use your products. It is amazing how many affiliate marketers have not used the products they are trying to sell.

One of the best things you can do is purchase your own products if you are new to this kind of way to make money. Once you have learned about it you will find that selling the product is easier.

When using the product jot down what you like about it and what you do not like. You will use this in the next step.

2. Review what you have learned. Sending your potential consumer directly to the affiliate sales page is a bad idea.

A better approach is writing review pages where you talk about the disadvantages and advantages of the product you will be promoting. This is where personally using the product is good.

Being honest in a review is actually a great sales tool. Nobody believes that everything is 100% perfect so it's okay to write things that you don't like about a product as well.

As an affiliate marketer you are given free websites to promote. You will want to start your own website and then link it to the sales pages on your review pages.

These used to be call pre sell pages. Today you really do not want to pre-sell your prospects as much as you want to just offer facts and opinions about the product you are reviewing.

Writing a good review page will help in pre selling. You can then link to your affiliate sales page with a text link or banner ad.

3. Create a follow up system. This is an important part of succeeding.

All you really need is an auto responder and a series of messages to follow up with your prospects. Many affiliate programs have a splash page or landing page for you to promote.

Putting your landing page sign up form on your review pages is a good thing to do. This is a way to get your prospects name and email address before sending them to your affiliate sales page.

You will find you waste less time on affiliate marketing sales if you use the products, review them, and create a future follow up system!

Being in alignment with your desires and goals from the inside out will help you to achieve whatever it is you want in life. But, the problem is that most people do the opposite. They have a conscious desire to either find a relationship, get out of debt, lose weight, heal from heartache or whatever the case may be.

But their inner beliefs are what stop them from getting what they desire. For example, let's say you want to meet someone to share your life with. You've put yourself out there but yet you still come up empty handed so to speak. Well, 9 times out of 10 it's because your inner dialogue goes something like this: I really want to meet someone but I'm getting too old, no one will want someone with 3 kids, I've tried but all the good ones are taken, who am I kidding I'm a loser at love and on and on.

Or, say you want to lose weight but the only thing you've lost is time wishing you would lose it. Your inner dialogue might be: it's too hard to lose weight, I don't have time to exercise, food is my only pleasure in life, no matter what I do I know I will only gain it back, exercise is too difficult to start now, etc.

Now here's the deal, beliefs are thoughts that you tell yourself over and over again whether they are true or not. And, if you continue to believe them and internally repeat them that is exactly what you will create and exactly what you will experience.

So, even though you consciously say, I want whatever it is, internally you are not in true alignment with what you desire, therefore, that is why you are still in the same position living your life with what you don't want!

Worse yet, because most times you are more focused on the problem or lack of something you want in your life you are attracting more of what you stay focused on...ugh!

How do you get yourself in alignment with what you want? Start to focus on what you want instead of what you don't want and stop making excuses in your mind as to why you will never have it.

If you change your mind, if you change that inner dialogue and start to believe it before you see it you will begin to experience it in time. If you don't believe what I'm saying, look at what you ARE focused on (lack, debt, no love, heartache, too fat, etc.) and I bet it's exactly what you are living!

Changing that inner dialogue does take some conscious effort to flip the script but if you don't do it, start to accept your life just the way it is and learn to like it.

On the other hand, if you truly want to live a better life then start to believe you can and each time you start to walk down It-Will-Never-Happen-For-Me Lane, instead steer your mind to I-Know-I-Can-Do-This Highway and go for the ride of your life.

Make your thoughts serve you to bring about what you truly want instead of limiting you to what you already have and don't want. The Law of Attraction, as cliché as some may think, is alive and well and you are living proof of it.

Keep your mind focused on where you want to go and how you want to live, release the fear and worry that go along with lack and wanting. When you are in a state of wanting, you send that vibe out into the world and it will only bring back to you more wanting.

If you get your conscious desires and your internal thoughts in alignment, that harmonious vibration will bring about the kinds of changes in your life that you used to believe would never happen.

We all have a choice as to what we say to ourselves about any given situation, so choose your thoughts wisely for they have the power to make a difference in how you experience your life!

My wife and I recently began going to a local Italian restaurant in our neighborhood. Before, we would drive 15 minutes one way to satisfy our pasta and pizza cravings. But we decided that we needed to do more to support local business in our own neighborhood, so we gave 5 J's Italian Restaurant a try.

Boy, are we glad we did! This article is really an advertisement for local businesses encouraging people to give them a chance to prove themselves. We had driven by the restaurant for nearly two years before finally deciding to give it a shot. And it delivered. It is now our Italian restaurant of choice.

The question for every consumer is this: How many local businesses do you ignore or take for granted? Let's take a look at hardware and do-it-yourself stores, for example.

It's common for consumers to shop at the big box stores to get most of what they need. They tend to have a big variety and prices are low.

However, how many of us have made the quick trip down the street to the local hardware store when we need just a few nuts and bolts? We've all done it. And we were very glad the store was there because we didn't want to have to battle the crowds at the big box store.

But what I've found when I shop at the smaller local stores is that I usually get better service- which not only saves me time but can also save money - and that they often have some pretty good sales.

Restaurants, hair salons, drug stores, clothing shops, to name a few, are great additions to an area. We often take them for granted until they're gone.

Now if they just don't offer a good product, or their service is bad, or if their value is poor (too high a price for what you get); it's understandable if you don't give them your business. But if they stack up to the competition pretty well, then they should be worked into your rotation.

If it's our desire for small local business to remain in our neighborhoods, we need to support local business, even if they are a little more expensive. In the long run, we all benefit from it.

A simple enough short-term goal is to set at least 10% of your salary every month for six months. Once you get past this goal successfully, you'll have more confidence to take on bigger goals.

The last and probably most important part of setting financial goals is coming up with your action plan. Some financial goals don't need much of a plan, but most of them do.

For example, if your goal is to be able to buy a new laptop, you might need to cut back on some of your expenses. You'll need to sit down with yourself to determine which purchases can be sacrificed for the time being. You might also need to do a little bit of part-time work in order to meet your financial goal successfully.

As someone who spent only a few years of my adult life working for other people, most of my life I've been self employed. I can tell you that at this stage I cannot even imagine being anything but working for myself. Not only am I my own boss and get to set my own hours, being self employed has afforded me the opportunity to always be here for my children-my number one priority in life.

With that said, I can tell you firsthand that starting your own business and being self employed can be very hard work-especially when first starting out. You need to get your head around the fact that there will be many lessons to be learned and many adjustments that one has to make along the way-both to your business and yourself.

Through my experience of starting my own businesses and being self employed over the years, I can tell you that it is very different than working for someone else and it takes much more than just simple desire to be successful.

When you work for someone else, you usually have a boss of some sort, a specific set of responsibilities and you are accountable to others. But when you are self-employed, you are the boss and you are responsible for just about every factor of your business. Many times, especially when first starting out, you will not only be the boss, but you will also be the book-keeper, project manager, clerical staff, supplies or purchasing officer, as well as whatever job title you have for the job or service you actually provide.

When you are self-employed, there is no one to report to other than yourself. Yes, there are clients that you have some level of responsibility and accountability to, but when it comes to whether they are happy or not happy with your services, you are the only one involved in that process. There is no boss to write you up if you do poorly and there is no boss to give you a pat on the back when you do a great job. It's just you being accountable for you.

There have been various studies on the personality traits of entrepreneurs. Some will tell you that it takes a type A personality to be successfully self-employed. Others disagree and say that it just takes certain traits and not one specific type of personality. Through my own experience, I'm not so sure that it takes a type A personality to start your own business or be successfully self employed, as I wouldn't consider I have a type A personality, yet I have been successfully self employed for over 10 years. However, I do agree that it takes certain personality traits to start and run your own business.

Being self-employed also means learning how to handle the various aspects of running a business, like finances and marketing. Mostly you'll find yourself learning these things along the way. For example, if you are somewhat on the shy side, it may very well be self employment that brings you out of your shell, mainly because you will learn that in order to achieve your dream of running a successful business of your own, you have to be assertive and put yourself out there. If you don't consider yourself a numbers person, taking the time to learn how to account for your income and expenses will help you to grow in that area.

The upside to being self-employed can be brilliant, but be honest with yourself and research this topic thoroughly before you embark on this career choice.

How Much is My Interest Expense? (2010/06/16)

So you want to apply for a loan? Whatever your intended purposes are, to finance your business working capital or buy your home, you have to understand the concept of interest because it will affect your bottom line. On the other hand, if you are on the other side of the fence, enjoying a very liquid position, your take of "interest" is in the yields. You will want to know how much you are earning for your money.

To compute for interest, we apply the formula P*R*T. P stands for Principal, which is the starting point of the funds we are concerned about. If you are the borrower, this is the amount of your debt at the beginning. On the other hand, if you are the investor, this is the initial amount of money placement.

R stands for the Rate, or the price of your loan, or the yield of your investment. It is normally quoted on a per annual basis. Some marketers, in order to soften the blow to prospects, quote in terms of months, quarters or semesters, and then they downplay the actual term so that it is hardly noticed. Ensure that you understand what the rates are good for. If they are quoted for terms other than a year, annualize them. For example, a 3 percent every quarter rate is actually 12 percent. Especially, when comparing offers, ensure that they are all in the same comparable scale. Use the ANNUAL rate standard.

T stands for Term or the length of time it takes for the rate quoted to be applicable. This means you have to take into account the actual number of days that are applicable. For short term contracts, this may imply that the actual contracts are for less than a year, say 90 days. Your "term" then for purposes of computations will be 90/360. 90 is your actual number of days and the 360, your denominator equalizes it to the annual basis.

Let's cite a very simple example. Given that you have a 5-year loan of $1000 at 14 percent and are charged interest monthly, but your applicable interest rates are repriced quarterly.

Principal is $1000, Rate is 14 percent p.a., and term is 30 days (or 28,29 or 31, whichever is applicable) since we have to pay interest monthly. The computation would proceed as $1000 multiplied by 0.14 = $140. Then we take the $140 multiply it by 30 then divide it by 360 and we would obtain 11.67. That is the monthly interest expense. So for the quarter the interest would be 35. For the following term, you would have to update your calculations since the interest rate could be changed.

For your business, it really pays to know and understand how much you are actually charged for your debts or to know how much you are earning for your investments. Even bankers make mistakes so do remember to check your statements for accuracy of the entries and the calculations.

Product Design In The 21st Century (2010/06/11)

What if humans designed products and systems that celebrate an abundance of human creativity, culture and productivity? That are so intelligent and safe, our species leaves an ecological footprint to delight in, not lament? ~ From 'Cradle to Cradle' by McDonough and Braungart.

Taken together, the ants on planet Earth would weigh more than all of us humans combined. We know ants are incredibly industrious. Their work nourishes plants, animals and soil. We humans work hard, too. Yet in just a couple of centuries, human industry has brought about a decline in the quality of our ecosphere. We have treated Mother Nature as an enemy to conquer rather than a friend to conserve and nurture.

Perhaps we should think more about our work, and what it means, and its impact on our world. In their book, 'Cradle to Cradle', the architect William McDonough and the ecological chemist Michael Braungart make a compelling case for rethinking product design.

Why is modern design modeled on a cradle-to-grave model? Why do more than 90 percent of our raw materials extracted to make durable goods become waste almost immediately? Why are normal products in day-to-day use, including products meant for children, made with chemicals that are known to be toxic and carcinogenic?

The authors instead propose a cradle-to-cradle approach to design. Buildings should produce more energy than they consume. Factories should produce drinking water rather than toxic-waste effluents, and products that become food instead of waste. Transportation should improve the quality of life. We should revel in a world of abundance, not one of limits pollution and waste.

There are two discrete metabolisms on the planet. The first is the biological metabolism - the cycle of nature where one entity's waste is another's food. The second is the technical metabolism - the cycles of industry, including harvesting of technical material from natural places. Mimicking nature, we too often believe that with the right design, all the products and materials manufactured by industry will safely feed these two metabolisms.

A cradle-to-cradle approach offers enormous opportunities in the coming decades. Virtually every product can and must be analyzed and redesigned with simpler and safer material. The process of manufacturing has to be rethought, ideally around small-scale production units that minimize the need for long-distance transportation.

A whole new service can be set up to collect and disassemble products after their useful lifetime. We need to initiate systematic approaches to dismantling the existing factories and supply chains in an ecologically safe manner.

Our new approach will also have to rethink the manner in which products are packaged, distributed and consumed - especially since packaging adds (a) a level of material usage and (b) recycling concerns. Localization of manufacture presents an opportunity to use local material and labor, as opposed to the one-size-fits-all industrial approach.

In countries like India that have not fully experienced the pleasures and pains of industrialization, the time is ripe for leapfrogging to the next wave of products and production. The design talent available in India can come up with innovative and useful products that have global impact and help everybody, rather than financial products like derivatives and swaps that help only a few wealthy bankers.

The small scale sector can be revived to localize production. The local kirana (recycling) shop, in conjunction with sophisticated supply chain systems, can convert wholesale product packaging to smaller customer-supplied servings that reduce packaging material.
